It's official. Enterprise Mill is now owned by Savannah, Ga.-based developer Melaver Inc. The sale of the mixed-use office and apartment complex, which closed Friday, was announced Monday.
Scott Doksansky, Melaver's director of portfolio management, declined to disclose financial terms of the deal.
Public records of the sale were not immediately available from Richmond County on Monday. County records value the property for tax purposes at $14 million.
The sale of the 260,000-square-foot former textile mill was announced in December by former owner Clay Boardman, who at the time told tenants his company would continue managing the property for at least five years.
Mr. Doksansky said tenants should not expect any major changes to the downtown Augusta landmark.
"We're really impressed with the asset as it is right now," he said. "We don't see a whole lot of change being necessary."
The 12.68-acre property on Greene Street began as a flour mill in 1848. Part of that building still exists today, but the bulk of what occupies the property is the textile mill that was built during the 1870s and 1880s.
The mill was closed by The Graniteville Co. in 1983 and sat idle until Mr. Boardman, whose family owned the successful Boardman Petroleum group of companies, purchased it in 1997 and reportedly invested $15 million in restoration and renovations.
Mr. Boardman's assistant on Monday said he was unavailable for comment.
Mr. Doksansky said Melaver plans to finish renovating the old flour mill section of the property, which is currently inaccessible from the rest of the mill complex and is "raw space."
"We'll be meeting this week to discuss the type of use we're going to build it out for," he said.
The building, which creates its own electricity via water turbines and the Augusta Canal, will also see more improvements to save energy, Mr. Doksansky said. This may involve better use of natural light and water conservation.
Enterprise Mill was not on the market when Melaver officials approached Mr. Boardman to sell, Mr. Doksansky said. This is the first purchase the real estate company has made in Augusta. The company has looked at the market for about a year, Mr. Doksansky said.
